Sitting on roughly half an acre, the three-bedroom, four-and-a-half bathroom home is rare because it’s so close to water—something that’s no longer allowed in the state. Plus, it comes with a boat, which can be parked right below the house, according to a listing last week with Colleen Holmes of Engel & Völkers Lake Placid.

In 2016, the harbor received a bespoke redesign and rebuild. They are sold “mostly furnished” and feature geometric design and floor-to-ceiling windows throughout, according to the listing.
The main living area is open plan, finished in warm woods—think Douglas Fair, Hickory, and Walnut—which evokes a nautical element, as the photo listing shows. The space opens onto a deck overlooking the lake and includes a chef’s kitchen with walnut island, a dining nook by a stone fireplace, and a living area with fireplace as well.
Located right on the water, the property offers 180-degree views of the lake and the Adirondacks.

The master bedroom suite occupies the entire second level and offers a glass ceiling for stargazing, a private deck with a fire pit, a cedar walk-in wardrobe, and a bathroom with mountain-facing shower. There are two additional en-suite bedrooms on the main floor.
Outside, the rooftop has a balustrade lit with glass panels so views aren’t blocked, and there’s also built-in speakers, a heating system, and a propane BBQ connection, the listing said.

Below deck are three watering holes with motorized boat lifts and two boat slides – one of which can house the Duffy 21 electric boat that came with the house. There is also a full bathroom, changing room, and a covered deck for lounging, swimming, tossing canoes, kayaks, and stand-up paddleboards.
A guest cottage with a one-car garage was recently added, and two bedrooms, two kitchens, and lake views are currently being completed.
The property was last sold for $2.5 million in 2015, according to PropertyShark records. The seller did not immediately respond with a request for comment. I mentioned existing dirt for the first time.
