A private island resort in South Carolina lists for $10 million

A sprawling Southern estate on a private island in South Carolina has been put on the market for $10 million.

The 56.1-acre property, dubbed Pine Island, comprises an eastern and western plot, the former featuring a main residence of more than 6,000 square feet designed by architect William McDonough, well known for sustainable development and design.

The home has Japanese-inspired design details and high-quality materials including white oak, recycled Western red cedar, handcrafted railings, soapstone fireplaces, a copper roof, old cypress logs, and custom-designed bronze hardware, according to the listing with Jack Hugoli of Daniel Ravenel Sotheby’s International. Realty.

The light-filled three-bedroom, three-and-a-half bathroom residence is designed with expansive skylights, floor-to-ceiling windows, and sliding doors throughout, and the majority of the bedrooms and living spaces open directly onto the perimeter of the home’s deck, according to the inclusion of photos. The basic suite includes a bathroom with double sinks, a bathtub, and a steam shower, while the bedroom itself opens onto the house’s tree-shaded backyard deck and pool area.

Warm wood-paneled interiors are incorporated throughout the home, including a spacious living room with vaulted ceilings and fireplace, spacious open kitchen, and formal dining room with high ceilings, a fireplace, and doors that open to the rooftop, per listing photos.

The eastern plot is also landscaped by Washington, DC-based Oehme, Van Sweden and Associates; tennis courts; a six-car guest cottage garage of 885 square feet; barn; A walled barn is located next to a potential horse pasture. The deep-water pier at Chechessee Creek is a short distance from the house, with a pier complex that includes a covered electric and water pavilion, a 60-foot main pier with an extension for the owner’s seaplane and a kayak berth, as well as a boat lift and buoy mooring.

“The $10 million asking price is set as a great place for luxury buyers who can appreciate the spaciousness and privacy of purchasing a 56-acre island and its access to Spring Island’s modern amenities,” Hugoli told Mansion Global. “It’s a very rare combination.”

Staffing at Pine Island currently includes four full-time employees as well as part-time employees, and the existing property caretakers are available and interested in providing ongoing services to the new owner, according to marketing materials. Records show that the current owners, who acquired the property for $2.8 million in 1995, were not immediately available for comment.

The western part of the island is less developed, but includes plans for four separate sites of 5 to 6 acres, as well as a berth and berths for four boats. The marketing materials indicate that if the buyer decides to develop the four home locations, government approvals will be required, and in order to maintain the right to divide the parcel into four home locations, the current owner pays the Homeowners Association fee for all four locations in addition to the home fee on the east parcel .

“Although we may attract some investors and buyers, we would not be surprised if our end buyer is interested in enjoying privacy and control over the entire island,” said Mr. Hugoli. “Some might be interested in building a new, larger main house on the west side of the island. This would make for an enviable family complex – space, seclusion, privacy, upscale living spaces, pastures, and cottages.”

A Spring Island Club membership can be purchased for the current owner with the property for an additional $125,000.
