Gateway apartment complex at $93.6 million • St Pete Catalyst

    Harlow at Gateway sells for more than $93 million

    The 432-unit luxury apartment complex was sold in Saint Petersburg in a deal valued at $93.6 million.

    The deal splits into $216,666 per unit, according to a CBRE post on LinkedIn. The post did not mention who bought the property and the title deed has not yet been registered.

    The Harlow at Gateway complex is located at 509 77th Ave. N. Near Weedon Island Preserve, Mangrove Bay and Cypress Links Golf Course.

    The complex has recently undergone renovations, including a newly renovated community featuring a new residents lounge with Wi-Fi, two swimming pools, a fitness center, a fully fenced dog park with a dog washing station, and a children’s play area. The apartments have also been upgraded with new dishwashers, parquet floors, private covered patios and fenced yards, according to her Facebook page.

    Saint Petersburg Grand Prix winner lists Bayshore Boulevard’s home

    Race car driver Jason Bell, who races under the Aston Martin Racing brand and is the winner of the Saint Petersburg Grand Prix in his category, is selling his home on Bayshore Boulevard for $5.99 million.

    The 8,525-square-foot property is located at 2902 West Fair Oaks Ave. In Tampa, it has five bedrooms and nine bathrooms.

    Built in 1983, the house features walnut stained wood floors and a large kitchen with imported Paraguayan cabinets and European appliances. The gated property also has three fireplaces, electric blinds, a smart home system, two laundry rooms, and eclectic vehicle charging stations.

    Outside, there are fountains, a sunken entertainment deck, and a separate two-story gym overlooking the pool.

    Ocean Optics acquired ملكية

    A Clearwater-based development group has closed off land adjacent to the Ocean Optics property that was being used as a parking lot.

    Arlis Constructions USA LLC sold the property at 380 Main Street to Euro American Investments of Pinellas LLC in a deal totaling $7.55 million.

    LLC affiliated with Clearwater-based Mazas Holdings, a full-service company with design, development and investment divisions.

    The adjacent building was previously used by Ocean Optics, which was the inventor of the world’s first miniature spectrometer.

    Tampa-based Founders Hospitality LLC plans to build a mixed-use development on the site, which includes 380 Main Str. and 830 Douglas Ave.

    The planned development entails the construction of a boutique hotel and spa, restaurant and retail stores, day spa, and rooftop pool with structured underground parking.

    Developers of The Edge Collective receives $42 million loan

    PTM Partners and DoveHill Capital Management, co-developers of Edge Collective in the Edge district of Saint Petersburg, have received a $42 million construction loan.

    Loan with Forbright Bank, a full-service bank, commercial lender and asset manager.

    The mixed-use development will feature the 163-key Moxy by Marriott hotel at 1234-1246 Central Ave. Which will be managed by the Wurzak Hotel Group. There will also be an outdoor garden and retail store as well as a renovated four-story building that will house 17,000 square feet of retail, restaurant and commercial space above.

    “This is one of the other real estate properties in our neighborhood that is really critical, and it’s especially important as a boutique hotel. This is a business mix that we don’t have yet,” Barbara Fogliwede, CEO of Edge Business District, said in a statement. Affordable shared office space in the existing building next door, something else we don’t currently have.”

    Percadia, led by Scott Wadler and Alec Fox, advises on debt and capitalization for the Edge collective.

    It is estimated that the total phased construction will take 12 months.

    Selling school property

    Euclid School House property at 1090 10th St. N. She became a new owner again.

    The seller, Euclid School Apartments LLC, led by Eric Meister, owner and principal at Cornerstone Solutions Group and Mainstay Construction Services, sold the 13,092 square foot structure to Vajram LLC in a $4.4 million deal.

    The purchasing entity is associated with Vineet Gupta, who has the title Palm Habor. The buyer took out a mortgage of $2.4 million from the Bank of the American Century.

    Several years ago when Sight Properties acquired the property, they turned the historic school into a multi-family project, transforming classrooms into 16 one- and two-bedroom apartments.

    Slight sold the property to Meister last year in a $2.95 million deal.

    Redington Beach property sold for $7.65 million

    The 7,787-square-foot Redington Beach property was sold in a deal worth $7.65 million.

    Contemporary home at 16124 Gulf Blvd. It boasts 52 feet of beach frontage and has six bedrooms and eight and a half bathrooms.

    The property was sold by Tampa-based Stallion Properties LLC to Richard and Monica Leonard.

    The house was built in 2021 by Trulia Home Designs. The home has window walls, a floating staircase, elevator, library, movie theater with wet bar, gym, entertainment bar, wine cellar, rooftop terrace with fire feature and garage for eight cars, according to the listing.

    The listing describes the chef’s kitchen as outfitted with quartz countertops and a waterfall backsplash, custom pantry and Wolf gas appliances.

    The house also offers a large outdoor entertaining area with an infinity pool and a kitchen.
