West Lafayette, Indiana – A new neighborhood in West Lafayette will feature dozens of “low-maintenance” luxury ranch homes with prices starting in the mid-$300,000.
Essential Homes, the Epcon Communities Builder, will host the grand opening of its model home in The Courtyards in Belle Terra, a new neighborhood in the making.
The courtyards of Belle Terra will house 79 luxury homes on the Low Maintenance Life Ranch, where the Homeowners Association will provide maintenance work for lawn care, irrigation, landscaping, public area lighting, garbage services, street care, snow removal, and community work. means of comfort.
Essential Homes was founded by Bob Hockema and Ryan Kennedy in 2020. The Courtyards in Belle Terra will be their first completed neighborhood within Essential Homes. However, the two have 40 years of experience in the real estate business.

“We just thought there was a need in Tepikanoi County to be able to offer a luxury farmhouse, maintenance-free lifestyle,” Hokema said, “with high-end finishes. So people don’t sacrifice. We don’t really do that. They say it’s downsizing, They are proportional to their size.”
Cost of homes for sale and floor plans
The median starting price of $300,000 is near the typical cost of a home in West Lafayette. According to www.zillow.com, the typical value of homes in West Lafayette is $324,806.
All farms will be two bedrooms, two bathrooms with a den. There are optional extras like an extra suite on the upper floor or a sitting area in the master bedroom. Of the 79 homes planned, 13 are currently under construction. From laying the foundation stone for their model home in late 2021 to the completion of all 79 apartment homes, Hockema expects the neighborhood to be completed by 2025.
“We offer six different floor plans, and then there are different structural options. So[buyers]can add like, a master bedroom sitting area, a screen balcony… so they can totally come and choose from one of our six plans,” Hockema said. They add the structural additions they want to the plans, and then they make all their choices in our design center.”
The Essential Homes Design Center is located at 525 Main St. in Lafayette.

Grand Opening and Main Tours
While the grand opening will be held from noon to 5 p.m. — with a ribbon-cutting party at 1 p.m. — on April 29 at the model home, we welcome potential buyers to tour the house and explore their options now.
“The typical house is open Wednesday through Sunday from noon to 5 p.m., so we always have sales people here,” Hokema said. “People can come in at home and get ideas and then make their choices.”
Walking appointments are available on the Essential Homes website, by calling 765-766-0004 or by walking during business hours. A typical home address is 6100 Gilwell Drive, West Lafayette, IN 47906. If this address does not appear on GPS systems, the address 660 Hazelwood Drive in West Lafayette will also lead to the neighborhood.
“Cut the ribbon with the Chamber of Commerce (April) 29,” Al-Hakim said. “(He will show) the community (the model house) and declare that we are open. (To) show all the features we have that separate us from other communities in Tippecanoe County.”
Hockema explained that standard features included with Essential Homes farms are usually considered upgrades for other homebuilders.
“Key features are, obviously luxury farmhouses, our floor plans are open (and) modern floor plans, and include an abundance of natural light…everything you need is on one floor. Kitchen, living room, bedroom, laundry and storage .
While The Courtyards in Belle Terra is not an age-restricted neighborhood, it is geared toward a low-maintenance lifestyle with homes popular with over 55 buyers.
With the model home opening for tours since early April, the response from potential buyers has already been positive.
“There has been a great reception from people who have entered the city and who have been driving for the past several months,” Hokema said. “But then they come in and say ‘Wow, these are really beautiful homes. I didn’t realize that you can customize and do all the options available. “Most people are surprised by only open and light layouts.”

The smallest space available in homes is 1,416 square feet while the largest is 3,000 square feet. The 80th plot of the neighborhood will be completed, consisting of a community club with a signature pool, pickle ball court and fitness facility. The neighborhood will also feature private courtyards, two community pools, and a one-year membership to the nearby Coyote Crossing Golf Club.
Essential Homes invites the public to enjoy light refreshments, a tour of the model house at the grand opening and a ribbon-cutting party from noon to 5 p.m. on April 29 at the model house, 6100 Gilwell Dr. in West Lafayette.
