London Bay Renovation’s expertly customized work is on display in two single family residences at Miromar Lakes Beach & Golf Club and Mediterra, Naples’ premier golf and beach club community.
The Hillers had their eyes set on a family home at Miromar Lakes Beach & Golf Club that, although it has stunning views and great “bones”, its 20-year-old facade left some desirable elements. After consulting with the London Bay Renovation on the four-bedroom, five-bathroom residence, the collective concluded that the house needed a complete interior remodel, along with some exterior alterations.
“It’s the second home in the Bay of London we own, and the first is a new build,” said Karen Heller. “Due to the satisfaction of our London Bay homeowners, when we decided to do a complete home renovation, we didn’t hesitate to work with them again. We knew we would get excellent workmanship, the highest quality, and they would stand behind everything they do.”
The project required the removal of most of the interior – from the ceilings and walls to the electrical and air-conditioning systems. The master suite, guest bedroom, and laundry room remain untouched. An additional 500 square feet of space is planned for a new guest suite to accommodate visiting family and friends. The plan also presented an impressive room that opens onto the outdoor living area and thus enhances the livability and general function of the house.
“We took a completely old house and focused on the renovation to open up the communal spaces to outside views,” said Patrick Gayton, Contracts Manager for the Renovation. “The interior renovation focused on updating the old angular plan with a new, straight-line design that reclaimed lost spaces and modernized the house.”
To update the home’s new Mediterranean exterior, the team kept the arched entrance but removed prefab elements and heavy detailing around the entry. Removing the old terracotta and ocher panel by painting the exterior resulted in new lighting, while adding darker tones to the garage door and tiled roof created a dramatic contrast. The transformation continued with the addition of Bermuda shutters and darker trims to create a clean, timeless design that will continue to look great for many years.
“We are thrilled with our newly renovated home,” Karen Heller added. “The end result did not disappoint. It is a dream home that we will enjoy for years with our children, grandchildren, extended family and friends.”
The home has been recognized by the Collier Building Industry Association’s Sand Dollar Awards Program for a top award in the $800,001- $900,000 category for Best Whole Home Remodel in 2020.
London Bay Renovation’s next project involved collaborating with clients who purchased a home in Mediterra, Naples’ premier golf club and beach community, by reviving a vision that made their southwest Florida sanctuary their own.
London Bay Renovation completely changed the views – inside and out – in a dramatic update to their new home in the Lucarno neighborhood.
“The renovation allowed them to customize and update their homes with a team that put design and quality first,” said Patrick Gayton.
Along with updating the kitchen and updating the master bathroom, the team reimagined the original pool placement to design an elegant courtyard with a fountain, fire pit, and plenty of space behind the house to create an outdoor lake-view living area with an updated outdoor kitchen, custom pool, and lush landscaping.
While the kitchen’s footprint remains the same, the end result is a completely refreshed space with more storage and improved overall flow. High, dated maple cabinets have been replaced with a modern white, Shaker-style version that features illuminated panes of glass that fill the space with light. A new stainless-steel hood complements both the dove gray tile backsplash and driftwood island, where the tan granite has been swapped for cool white quartz with gray veins. The oven was repositioned near the stove and sink, creating the perfect configuration.
To make the large room more cohesive, the team squared the arch between the kitchen, living, and dining spaces, but kept a series of repeating arches between the kitchen, pantry, and hall to keep the corridor cohesive.
London Bay Renovation elegantly enhanced the home’s bathrooms. The biggest change was in the master bathroom, where the jacuzzi tub and tiled surface were removed in favor of a new, oversized glass shower with rain shower and three windows. A linen area and private water closet surround the shower and brighten up the space with transom windows. In place of the traditional double vanity basin, a pair of gray marble-topped floating vanities were added to the bathroom.
The outdoor living area has been completely reinvented. Renovations included updating the outdoor kitchen with driftwood-inspired cabinetry and reinforcing the wall behind the grill and refrigerator with a backsplash.
The squaring of the three arches that originally marked the transition to the lawn was a major component of the renovation.
“Raising the arches lets in more light,” said Patrick Gayton, adding that the new custom pool was a huge improvement to the outdoor living area, with a distinctive water feature and built-in sun racks. “It is now an oasis for the whole family to enjoy.”
Removing the smaller pool on the patio allowed the team to reinvent the function of the space. Their sophisticated fountain and fire pit are inviting little reliefs from several lookout points throughout the house, now offering an intimate gathering space.
“Our goal is to create a timeless design that will look great in another 20 years and beyond,” added Steve Miller. “London Bay is known for great designs, whether it’s a new or renovated home.”
